Zillow analysis found that true for certain markets like Las Vegas and Charlotte, but when it comes to Costa Mesa real estate, Spring will bring you the best results.
 
To be more specific, the best time to list is post Super Bowl, which is usually lands around February 15th or so. I have had the best results with sellers in Costa Mesa who list in the March-April to early May timeframe.
 
So why is that? Why is the spring the best time for us to list and sell houses? I would say for a variety of reasons. I think firstly, it has to do with our weather. We tend to be done with any rain, the sun is out and it generally feels great outside. More and more people tend to come out to our open houses at this time to see what is out in the market – those homes that are appropriately staged and ready to sell do great at this time of year.
 
Secondly, there are lots of buyers who set a new year’s goal to buy a home. They get the chance to go about and look at what is on the market and typically will see 10-20 homes or condos. When you list your home in Costa Mesa, those same buyers who have seen everything in their price range on the market will jump at your home – and along with other buyers who just looked at everything else on the market too. Hello multiple offers!
 
Thirdly, the market tends to have less inventory in the spring. Why? It comes back to the same thinking- summer is the best time to sell. Summer tends to get the conventional thinking because that’s when kids are out of school, and parents have the time to look for property. So people wait to list their homes until summer. Those that were trying to sell at the tail end of the previous year tend to give up around Thanksgiving- Christmas, taking more homes off the market. So that leaves early spring as a lower inventory period where you tend to compete with less homes on the market in Costa Mesa.
 
Also, the internet changed buyer habits. Once the internet took over real estate, and cell phones became the main device to track real estate, spring became the hot time to sell in Costa Mesa. When did that shift come? Somewhere around 2005 the shift started in Costa Mesa. Buyers do more than 50% of their shopping online with our even dropping into your home. If you don’t look good online, they ain’t coming by to see your place.
