Hope you had a great a weekend as I did, I took in a little of the 49ers- Giants game and was so disappointed that the 49ers lost! What an amazing turnaround for that franchise though in the last couple of years, I’m sure they will do better next year. I was also able to do an open house yesterday in Mesa Verde at 2040 Mandarin Drive in Costa Mesa – if you haven’t seen it, it’s a great buy. It’s in the lower bird streets, right in the middle of the last interior street in the neighborhood. 4 bedrooms, 3 baths of approximately 2660 square feet for $690,000! Great buy for Costa Mesa real estate, it just needs a bit of updating.

I met lots of neighbors, and I even got into, well, we will call it a spirited debate with one of the neighbors about how much it would cost to remodel the kitchen. I added a couple of photos from the kitchen of the home on Mandarin so you could see what it looks like- it is close to 100% original from the time built, aside from the flooring, the dishwasher and the faucet.

 
 
It is in good shape, but it has definitely become dated now. The neighbor (a friend of mine) came in and said it would take at least $50,000 to remodel this kitchen and that’s when I had to tell him he was way off base. I get that comment a lot in locally, because people don’t realize what Costa Mesa Remodeling Costs are or how to work with contractors directly to get a project like this done. This kitchen to remodel in my estimation could be done for very close to $30,000, and at that number it would look incredible. I tell you this because I just did my own kitchen recently and we were right at that number, and the spacing on my kitchen is slightly larger than the one on 2040 Mandarin with more cabinetry which is usually the most expensive item on a new kitchen. I told my friend this and he about came unglued, so I told him I would show him receipts!

Put in Your Own Touches

This house on Mandarin is actually one of those good scenarios that can be tough to find in real estate – great bones, great neighborhood, great location, but it needs a bit of updating. So if you are looking in Costa Mesa for a home to add your own charm to, this is the one you want because you can buy it at the right price. The home across the street just sold for $770,000, so buying this for anything under $690,000 would work so that you could put money into the house (kitchen, baths) and not feel like you are overdoing it for the current neighborhood values.
