These are easy to make mistakes in when selling your home, but now that you have seen the list you should be prepared. In my years, I have actually seen all of the items on this list come into play. The little items, like number ten, when a seller forgets to exclude attached fixtures (think about that precious antique chandelier in the kitchen that your Aunt Mable gave you) don’t often hurt as much, and can usually be worked out.

The big ones can really hurt you – like #5. You have got to verify that the buyer can perform and bring the downpayment that he says he can. And the seller had knowledge of the murder. Would that affect the desirability of the property? You bet. Be sure to disclose anything and everything you know about a house, otherwise your Costa Mesa sale might cost you more in court and legal fees than you earned in selling it!
