I just had a wonderful sale in the Mesa Verde State Streets neighborhood that closed this week. All told it was a pretty straightforward sale for 3213 Nebraska Place – it was on the market only about 28 days, which is quite good for how the market has been performing lately. Other 4 bedroom homes have been on the market in Mesa Verde for 60, 72, 89, 139, 236, and one on Corvo Place has been on the market for 902 days! I think we did pretty well in selling in only 28 days!
And not to say I’m perfect- I’ve got another listing on that has been on the market for 263 that really needs a buyer with some energy and enthusiasm to put into the home to fix it up at the right price! Help!
In this case the open house schedule really did the trick with the buyer finding the open house through an advertisement. As much as all the new internet tricks gets a property out there, sometimes it is the old fashion way of having people come in and see and touch the house during an afternoon.

How did we sell the home on Nebraska so quickly?
It was a combination of things- great marketing materials, a post card campaign to a group of renters (renting costs about the same as owning right now), an internet marketing campaign to Realtors which produced 3 times higher showing activity, and the good ol’ open houses on the weekend.
