Just sold by Colin Delaney of GateHouse Properties in Halecrest, our Costa Mesa listing at 3016 Royce Lane for $465,000. The home is a three bedroom, two bath home of approximately 1700 square feet. This home had a unique charm for a three bedroom in the Halecrest neighborhood, with many of the original features still present in the house from the time it was born. Ooops! Did I say born? I should have said built. Sometimes these homes I sell really do become part of my flock that I have to look over I guess!

This Costa Mesa property had beautiful wood floors throughout, which is one of the original design features that everyone looks so intently for these days. Halecrest homes were originally built with red oak flooring that has a golden brown hue to it, and these had just been refinished so they were impeccable. The kitchen had all of the original features from when it was built, so it could certainly be thought of as “retro” these days. The one nice change that the home had was that it had an expansive addition on the back of the home which provided ample additional space – most of these homes are a bit too small as originally built by today’s standards.

Why does everyone love this neighborhood so much? The house on Royce sold very quickly, just over 5 days to get an accepted contract on this home. The Halecrest neighborhood was voted Neighborhood of the Year by the City of Costa Mesa a few years back. All the neighbors are extremely tight knit and know each other well, and always look out for one another. The neighborhood still maintains the charm of the ranch style homes in a quaint neighborhood from the time it was built in the mid-fifties. Probate Sales
It did take us a little while to get through the loan approval stage as well as the probate process with the Orange County courts. Here’s a quick piece of advice- do everything you can to have your parents make sure their will is in good shape and if possible, have them create a living trust. It will save you a lot of time and aggravation if you ever have to sell your parents home. The probate process is frustrating and takes a great deal of time to get through.
