Great Deal with A Little Work
This was an exceptional deal in Costa Mesa – there was another larger home just down the street that sold for more than $700,000. Many times, homes in original or close to original condition have a difficult time selling because many of today’s buyers want to walk into something that is much more
turnkey and has today’s common upgrades, like granite counters in the kitchen or newer bathrooms. A lot of times, that is simply not the reality in here in Costa Mesa
. If you have looked in newer communities in San Clemente or Ladera Ranch, you definitely get wowed by all the newness of the homes and the upgrades that come with them. If you then start looking in Costa Mesa at homes that are largely 50 years old you start to see homes that either need desperate repair or lots of updating.
Consider Doing it Yourself
However! And that’s a big however, depending on how you look at it, doesn’t it make sense to buy a less expensive home and add the upgrades exactly as you would like them? Now, I get it if you have gone through remodeling before and you couldn’t take it. But I always counsel my clients that it is not that difficult to find the right contractors and get the work done at the right price, especially considering today’s economy.
This home on Pelican Place sold for $582,000 at the end of last year, and it was a good home to put another $50,000 or so into upgrades. I think two bathrooms and a kitchen would cost a bit less than that, especially working with the right people. This home was in great condition, it just needed updating. Believe me, there are plenty of those out there.
