In all seriousness, a good buyer’s agent acts like a quarterback and directs the buyers on what is to be done and in what sequence. Typically, a buyer should only be handling paper requests from a lender (updated W-2s’, updated financial docs, info requests) and interfacing with the Realtor for all other aspects of a transaction. Why? A good buyer’s agent who acts like a quarterback takes all the stress from the transaction by dealing with escrow, interfacing with the lender, making sure all parties are on track, and dealing with the seller’s agent and/or the sellers.
 
It does take some experience to understand how to do this properly, and oftentimes when you work with a team or #1 producing agent you get a runaround or diluted experience. You may have to deal with assistants, and team members, and deal directly with the lender and the escrow office. Trust me, that is a lot to take on as a buyer, and if you are a first-time buyer, it’s a huge task. There are a lot of moving parts, so trust me when I say it is a lot easier to work directly with a good realtor who will do all the heavy lifting for you and keep you on track.
