New Listings By Colin Delaney Are Hot Commodities 

Colin Delaney Just Placed 4 Homes in Costa Mesa in Escrow.

Well, I might have been expecting a late summer swoon in late August as can be normal for this time of the year, but our my listings have been hot, with three going into escrow along with another buyer purchase. I certainly wasn’t expecting 3 new Costa Mesa escrows this week.

Hot Listings- Inner Loop, Mesa Verde

My listing at 1827 Pitcairn Just went into escrow recently, and our transaction has been moving swiftly and without any issues! I think part of the reason for the easiness of this current escrow is the fact that the seller was so prepared when the home went on the market. We had the house mostly cleared out, cleaned, and had all inspections done prior to my firm putting the home on the MLS and starting our selling process. When the buyer arrived, we simply gave them all the inspections and disclosures that were already prepared for them. Easy!

My listing at 3368 Corte Levanto just went into escrow as well, and my seller was the beneficiary of a bidding war! Gotta love that when you are selling. Again, the key to this situation is good preparedness – I had my interior designer go into the house weeks before and set up and stage the house appropriately so we could appeal to the right demographics of buyers. Preparedness when selling adds so much to the bottom line. Sometimes it is hard to emotionally detach yourself from a home, but it is important if you are looking to maximize the dollars when it comes time to sell.

I was also on the other side of a bidding war while representing a buyer looking to find a great piece of Costa Mesa real estate. My client is in escrow at 1062 Redding in the Mesa Woods tract, just north of the 405 and near Metro Pointe. There has been a lot of debate recently whether it is a smart time to buy or not, but I have to go back to my old argument that if you can grab a very low interest rate on a 30 year fixed loan, the price that you pay (should prices drop) may not be as critical as the benefit of the low interest rate over time, especially if you will be in the home for more than a few years.

Looking or Selling in Costa Mesa Real Estate?

If you are uncertain of what to do right now on either side of the selling/purchasing fence, I would certainly consider jumping in right now. There have been lots of recent articles about people advising to purchase now due to the turmoil in the stock market. Also, if you can grab one of these low 4% interest rates it is a huge benefit and much cheaper than renting right now.
