How did I break the record? Incidentally, it was the highest sale this year in Mesa Verde. It was the 7th highest sale all-time in Mesa Verde, and the second-highest price per square foot ever sold in all of Mesa Verde.
I created a multi-tiered marketing plan. I was able to create the usual flyers and postcards and mail those out to our high-wealth individual list that we send out to targeted buyers. I created a “drop in” evening open house over two nights for the best exposure and brought in members from the country club as well as the high net worth individuals. I did open houses in the neighborhood because a lot of the upper-end folks who live here will want to move up to a home like this. I did a multi-platform social media campaign, and our Facebook ads pointed to the short film we did for the property (below) which also boosted our traffic. I had three other power marketing ideas I won’t share here, but they also brought in our eventual buyer- call me if you are thinking of selling and I will tell you how and why I did it – it got us our result- the highest sale this year. In case you missed some of the great features and marketing of this home:
You missed it! This was one of those “Once-in-a-lifetime chances” to buy an elegantly remodeled home on the Mesa Verde Country Club’s 17th hole. The home had a beautiful golf course frontage and views that were unparalleled. Located on exclusive Java Road, this single-story home has an expansive four-bedroom floor plan, including 2 ½ baths as well as a laundry/mud room and a 2-car finished garage. Great indoor/outdoor living can be enjoyed from this beautiful location ….. walk into the open views in your living room by opening the 16-foot sliding doors all the way to let in the cool breezes. There was the oversized patio with gorgeous sunset views of the course and the green fairways. The main living spaces feature a wide plank wire brushed neutral/grey wood flooring that wraps through the family and dining areas. The neutral designer palette is throughout the home with cozy new carpeting in the bedrooms and a modern grey designer paint theme throughout. The kitchen is fit for gourmet chefs – a huge center island anchors the oversized kitchen with three oversized pendant lights and an in-island stainless steel cooktop. Bar seating is perfect for casual eating or additional prep space.
The kitchen also features an oven, a warming drawer, a built-in microwave, and an oversized built-in fridge. An occasional desk is part of the building that lies adjacent to the kitchen bar, and it is the perfect place to work, do homework, check email, or look up recipes. The dining area is conveniently located next to the kitchen and sits overlooking the course and its greenbelt. Wind down in one of two living areas – a quiet formal sitting area off of the foyer or the comfortable family room looking outside across the expandable slider. The bedrooms and baths in this house do not disappoint – the master bedroom has ample space for relaxing and has two closets- one of which is a walk-in. The master bathroom is appointed with a subway-tiled shower and a luxury bathtub with a double vanity appointed with chrome fixtures and accents. The secondary bedrooms are a very comfortable size and could double easily as guest rooms and/or office space, and they share an occasional desk/workspace in the hallway. There is a half bath that serves the main living spaces, and a great mud room/laundry room adjacent to the side porch. The finished garage has an epoxy coating and also features a pull-down attic access for storage.
Have I mentioned the outside? The back patio is huge and spreads out across much of the back of the home. There is lots of room to put in a built-in barbecue or built-in bar/seating area while still having lots of room to relax and enjoy the green and wide-open views of the golf course.
