Low Low Low Inventory in Costa Mesa Right Now

Ah, spring has almost sprung, and normally that is the start of our selling season here in Costa Mesa. This weekend, we move the clocks forward and gain that extra hour of light. Not sure I’m looking forward to that first early wake up call though.

Costa Mesa Home Inventory Low

Normally here in Costa Mesa we have our “high season” where there is moderate inventory and good demand which leads to higher/successful sales. However, this month inventory is critically low. How low? Usually in the Mesa Verde area we would have approximately 25-35 homes for sale. Where are we at today? 18! And I know after speaking with another agent this morning 3 of those listings are in escrow and have not been updated, which takes us down to about 15. I wouldn’t be surprised if that number is actually a bit lower too.

How else do I know our inventory is really bad? I’m getting calls. I’m getting calls for “anything” in Costa Mesa from other agents who are desperate to find something for their clients. I have had calls on my three properties that are in escrow, all from agents who want to write backup offers in hopes something changes with the current escrow.

What are house inventory looks like now 🙂

Why??

Why is this happening in Costa Mesa right now? Pretty simple. 1. High demand from buyers because the interest rates are so low (sub 4%). 2.High demand from buyer because they think the market won’t get lower. 3. Lower incidence of short sales and REO properties on the market from banks (perhaps the lenders are finally dealing with their issues?) 4. Traditional Costa Mesa standard sellers not interested in selling.

Take Advantage

If you are thinking of selling, this would be a time where all your stars could line up. I know in one of my current sales we are getting quite a lot, and with reduced inventory you can really max out on a higher priced home.
