Here we are on New Year’s Eve, and it’s time to see the 2015 year end Mesa Verde Costa Mesa records. I am looking back at some of the areas in Costa Mesa to see how they performed over the course of 2015, and I will start it off with Mesa Verde since it is in my own backyard. Let’s see how things looked.
2015 Year End Mesa Verde Costa Mesa Records
Mesa Verde still lags behind Eastside Costa Mesa as the overall price and activity leader in the city, but Mesa Verde performed quite well overall in 2015. Here’s Mesa Verde by the numbers, courtesy of data from our MLS:
Total Sales in Mesa Verde 2015: 133 sales. That is 8 total sales higher than in 2014, but still 25% under the recent record of 179 sales in 2003.
Total Condo Sales, Mesa Verde 2015: Only 4 sales this year. Among the three groups of condo communities (Mesa Verde Villas, Country Club Villas, and Longwood Greens), there were only sales in the Mesa Verde Villas.
Total Single Family Home Sales, Mesa Verde 2015: 129 total sales this year.
Lowest Condo Sold: $321,000 for the sale at 1600 Iowa St # D. This was one of the lowest sales in the city in 2015 for a two bedroom condo.
Highest Condo Sold: $385,000 for the sale at 1614 Iowa #D. This price still represents one of the most affordable prices for a nicely remodeled condo.
Lowest Home Sold: $475,000 for a home at 1654 Oahu Place, a home that sold early in the year and had suffered significant damage due to a fire. Watch for this home to come on the market as a totally remade home in 2016 for more than a million dollars (!).
Prices continued to go up in 2015! Demand was stong, and inventory continued to be very short on supply .
Highest Home Sold: The home sold at 1843 Jamaica with Mesa Verde Country Club golf course frontage for $1,950,000, the second highest home sale in all of Costa Mesa in 2015.
Price Per Square Foot: The low sale by price per square foot was at 1772 Iowa Street for a remarkable low $289.40 per square foot, and the high was at 3117 Barbados for $592/square foot.
Smallest Home Sold: The home at 3117 Barbados was only 1213 square feet and sold for an astounding $719,000 or $592.75 per square foot.
Largest Home Sold: The home at 1843 Jamaica had an estimated 6272 square feet, certainly enough to have your whole family move in.
Total Sales in the State Streets: 33 sales total. There were 4 of these homes which were flipped, so the neighborhood saw truly 29 homes turn over in the year.
Total Sales in the Inner Loop: Only 12 sales total in the Inner Loop neighborhood this year, the highest of which was at 1868 Samar Drive for $1,150,000.
Total Sales in The Balearic Neighborhood: Only 8 total sales in this Balearic neighborhood this year. The high sale of the year was at 2870 Boa Vista for $1,170,000.
Total Sales in The Upper Bird Streets: Only 7 total sales this year, one of the lowest on record for this neighborhood. People do love living in the upper birds.
Total Sales in the Lower Bird Streets: 13 sales in the Lower Bird Streets, which practically doubled the activity in the inner loop and the upper bird streets.
The home at 3024 Java was one of the highest sold in Mesa Verde in 2015 for $1,545,000
Total Golf Course Homes Sold: There were 4 total golf course homes sold in Mesa Verde this year; 1992 Kornat Drive, 3024 Java Road, 1843 Jamaica Road, and 1828 Jamaica Road. The low was at 1992 Kornat for $1,100,000 and the high was at 1843 Jamaica for $1,950,000.
