Mesa Verde’s state streets neighborhood has been a busy place this year. There have been 33 (!) sales this year already as of October, and there are a few more in escrow. Only three of those sales so far have been condos in the Iowa Street condo complex. This has been a busy year – normal sales volume in the state streets neighborhood annually will run around 30-32 homes and condos.

It looks as if the year will end with more than 38 sales in the state streets, which is about 10% over the normal sales volume for this neighborhood of more than 1000 homes and condos.
Why the positive up note for this neighborhood? My take would be everybody loves this friendly neighborhood, and the prices there are still pretty much near the entry level for Costa mesa real estate. The average price, without doing the research, is probably right around $700k right now for a home and about $360k for a condo in the neighborhood. The condos are really on the ultra cheap side- they are traditionally the lowest priced homes in all of Costa Mesa real estate.
