Inner Loop Neighborhood- Mesa Verde
Location
The trees on Samar Drive in Costa MesaThe “Inner Loop” Neighborhood is the Costa Mesa group of homes that is inside of Mesa Verde Drive East and West and bordered on the side by Adams Ave in Costa Mesa. It is a smaller section of the larger Mesa Verde neighborhood called the Inner Loop because geographically Mesa Verde E/W street creates a loop right around this beautiful neighborhood.
Streets
Like other parts of the Mesa Verde neighborhood, most of the streets in this group of homes are named after islands- Pitcairn, Maui, Boa Vista, Elba (think Napoleon!), Paros, Samar, Timor, Tahiti, Java, Pemba, Ellesmere, Tabago, Mindanao, Samar, Serang, Corvo and Minorca just to name a few. There are entries into this neighborhood from Club House Road, Country Club Drive, Baker Street, Samar Drive and Serang Place.
Neighborhood Feel
The Inner Loop neighborhood has a wonderful feel. In the center is Mesa Verde Park, which is directly adjacent to Adams Elementary School. Most of the builders in this neighborhood built single story homes. There are a handful of streets which do have two story models, and many of the original single story homes have been renovated and changed to two story homes. There are lots of Cul-de-sacs in this neighborhood, and there are lots of mature trees, especially on Samar Drive.
Interesting Info
The neighbors banded together over 30 years ago on Samar Drive and demanded trees to be put into the parkways. If you drive the streets in the Inner Loop Neighborhood you will notice this is probably the nicest street in the group as a whole—- that’s because of those trees!!
Schools
As mentioned, the local elementary is Adams Elementary which is an easy walk from any part of this neighborhood. The Junior HS would be Tewinkle, and the High School would be Estancia HS. Of course, other options exist within the Newport Mesa School District and other schools outside of the district.
Parks
Mesa Verde park is the park that is centrally located within the Inner Loop neighborhood, and it is a small wonderful park. It has a great play structure for kids, lots of grass, some older shady pine trees, and a public pergola and cook out area. It’s a wonderful gather spot for families and kids events.
Also, you can scoot across Mesa Verde West from the lower sections of the Inner Loop and go to the top of Estancia Park which is a great park near the Adobe National Monument.

The Inner Loop Neighborhood is truly the heart of the neighborhood. It’s a bit ironic the shape it makes when you circle it on the map:)
