About the Community of Mesa Verde and Costa Mesa
Mesa Verde is a neighborhood found in Costa Mesa, a city in Orange County, California. The population was 109,960 as of the 2010 census. Since its incorporation in 1953, the city has grown from a semi-rural farming community of 16,840 to a primarily suburban and “edge” city with an economy based on retail, commerce, and light manufacturing.
Costa Mesa Background Information
Costa Mesa surged in population during and after World War II, as many thousands trained at Santa Ana Air Base and returned after the war with their families. Within three decades of incorporation, the city’s population had nearly quintupled.
Mesa Verde did not start developing until the late 1950’s and early 1960’s, with the final buildout of homes along Starbird Drive In 1978 in Mesa Verde’s Upper Bird Streets Neighborhood.
Mesa Verde – A Feel of Community
When developers and planners built the neighborhood they gave much consideration to the planning of the neighborhood that had not been afforded the earlier neighborhoods of Westside Costa Mesa and East Side Costa Mesa. Consequently the Mesa Verde neighborhood has a wonderful feel, with lots of tall trees, lots of curving and winding streets, lots of parks for families to gather in, and two main features built into the neighborhood that many neighborhoods do not have. Mesa Verde Country Club is a well known and popular private country club that sits in the center/northernly part of the neighborhood. Also, the Library in the neighborhood is a fabulous place to take your children or yourself for books and lots of great resources, and it is a beautiful, understated building that has a great mid-century modern feel to it.
Business and Conveniences
The neighborhood is close to Harbor boulevard, which has a lot of nationally known restaurants. Although land and space is limited in Costa Mesa, the city has grown and developed over time. The neighborhood is exceptional in it’s conveniences, and has great access to freeways, is close to John Wayne Orange County Airport (5 minute drive), and is within a 5 minute drive to South Coast Plaza shopping and the world class Performing Arts complex in Costa Mesa.
Location
The neighborhood is bordered to the north by the 405 Freeway, to the East by Harbor Blvd, to the South by Adams Blvd and Fairview Park, and to the west by the Santa Ana river trail.
Builder Tracts
The neighborhood is comprised of many different builder tracts, but is commonly broken down into the following:
Mesa Verde Villas – Iowa Street Townhomes – Built in 1971, this is one of three condo/townhome communities in Mesa Verde
Country Club Villas – Located near the prestigious Mesa Verde Country Club, these townhomes have some of the best amenities in Mesa Verde
Longwood Greens – Townhomes built in 1980 as one of the last areas of Mesa Verde to be built out. Features 22 units in a small tight knit community.
The State Streets – a small neighborhood of approximately 500 ranch style homes in the upper northwest corner of Mesa Verde.

The Island Streets
The Inner Loop (Island Streets) – An area inside of Mesa Verde Drive that has mostly one story ranch style homes and is one of Mesa Verde’s most desirable neighborhoods.
Balearic Park Area (Island Streets) – An area of homes, mostly two stories, located by the Balearic community center and adjacent to the Santa Ana River Trail.
The Bird Streets
- Lower Bird Streets – A great group of homes in lower Mesa Verde south of Adams Ave
- Upper Bird Streets – A beautiful section of the largest homes in Mesa Verde south of Adams Ave
Mesa Verde Collection – The newest area of homes built in Mesa Verde. A small community of homes built in 2001.
Mesa Verde Country Club Golf Course Home Frontage – This is a special and pricey category – not many homes are on golf courses in Mesa Verde, but there are a few.
Miraval -Pinnacle Residential – A new tract coming in 2016 that features large homes of more than 2800 square feet
