About The Westside Costa Mesa Area
Westside Costa Mesa has become a broader name for the area just to the north of our neighbor Newport Beach and the western most part of Costa Mesa real estate. While the name has gotten confused by some to mean many parts of Costa Mesa real estate, this area of the Westside was the area of Costa Mesa that had many of the original first homes built in the 1940’s and 1950’s along with it’s neighbor Newport Beach.
Canyon Park – A beautiful, hidden park in Costa MesaActually, much of this area was originally zoned for industrial use and much of the area today west of 19th street still contains many industry buildings and company locations. The City of Costa Mesa has a redevelopment plan for this area that has a broad scope to revitalize this area and add new housing and live/work concepts which would be a boon to this area.
Aside from the industrial area of the Westside, there are lots of wonderful neighborhoods, town homes and residential areas. The Freedom homes and the Canyon Park area are older and very charming areas with lots of tall trees and quiet streets. The town homes and condos along Pacific Avenue have glorious views of the Pacific Ocean and into Huntington Beach because of the height of the bluffs that they are perched upon.
Location
Canyon park is one of the city’s prettiest parksThe official location for Costa Mesa real estate is the area that borders the general area in the north to Wilson Blvd (there are a couple streets just north of Wilson that are also included), the area to the east that is bordered by the 55 Freeway and Newport Blvd., and to the south by the boundary of Newport Beach itself. The western most border of this area is also bound by the Santa Ana River Trail like the Mesa Verde Community is to the north.
Businesses and Convenience of Westside Costa Mesa
As previously mentioned there are lots of little industrial types of companies as well as famous clothing/lifestyle companies including Hurley surf wear, Volcom, and RVCA. There are lots of great conveniences, lots of which are walkable like the Wayfarer, Big Belly Deli, 24 Hour Fitness, Taco Mesa and the Triangle Square Shopping center.
Parks
Westside Costa Mesa has some amazing parkland in this area of Costa Mesa real estate. The Talbert Regional Nature Preserve is well worth a long walk through on a fall day, it’s a gorgeous example of nature here in this part of the world. Additionally,
Talbert Nature Reserve borders Westside Costa MesaCanyon Park is probably the most unknown and prettiest of all the parks here in Costa Mesa. You would never go looking for it, but if you stumble upon it some day you will realize what a gem it is.

The Westside Costa Mesa area is comprised of many different builder tracts and you can find everything from a two bedroom condo up to larger custom homes depending what you are looking for here.
