Staging A Home For Sale Does It Really Work?

Colin Delaney February 22, 2011

I’m sure you have all watched the staging shows on HGTV, but when it comes down to our local Costa Mesa real estate market, does home preparation like this really work like on TV?

Before Staging

I am here today to tell you that yes, unequivocally, staging is essential in today’s market. I was recently presented with a huge challenge- clean out a 4 bedroom home and show off a home with a random collection of furniture and (of course) get the highest price possible for the home.

Does it really make a difference? Does Staging A Home For Sale Does It Really Work? I have heard that question a lot. I’ve been using a stager for more than 6 years now- I was even using her in the go-go days of the 2005 and 2006 market because staging makes sellers the most money, and when I am representing a seller, that’s my goal – get top dollar for the home. Think it doesn’t work? I have a long track record of homes that have been staged and sold quickly with multiple offers. I would disagree with you every time if you think your home does not need to be staged.

Vanilla or Chocolate for you sir? There are flavors of staging. Most times, I use the designer that I have on my staff to go through the home and give a little tweak here and and a little tweak there. But I have gone full throttle as well and brought furniture in when necessary. When buyers come in to see a home, the first impression is key. You can make up for a lot of a home’s shortcomings by proper arrangement of furniture, decluttering, proper use of accessories, and using the right paint and tones in a home.

I have to thank my designer for my most recent success. The tall order that I had at the top of this story took about two weeks to prepare, but once the final touches were put into place we were able to secure two offers and put my listing into escrow in just two weeks. I love when owners have offers to pick from! And yes, staging works:)

After Staging

What’s your take? Can you tell the difference in a Costa Mesa real estate staged home?
