About The Eastside Costa Mesa Area
Eastside Costa Mesa is the broad name for the area that is the entire area that sits on the southeastern side of the 55 Freeway of Costa Mesa real estate. This is the most often sought out areas of the city while people are looking for homes,and it contains some of the largest lots and priciest homes that the city has to offer. It is generally the most expensive part of Costa Mesa real estate, mostly because of this areas’ proximity to Newport beach, it’s quality public schools, it’s hop skip and a jump away from the beach (2-3 miles) and Newport harbor, and it’s old town charm that can be found down 17th street.
Wow Factor
It is still very much a neighborhood in flux. The neighborhood was originally settled by farmers and retired World War II veterans who built modest cottages on large plots of land. Many of the small quaint cottages still exist, but over time those large plots and modest homes have given way to planned developments and quite a few mansion-style homes on smaller lots. There is constantly the push/pull between the impeccably dressed ranch style home immediately next door to a fixer/tear-down type of home, and Eastside Costa Mesa enjoys that eclecticism. That can certainly be part of the equation here too – without homeowners association to govern most parts of Eastside Costa Mesa, you can definitely paint your home pink if you want to

Currently
The Eastside Costa Mesa area currently has more than 2,000 residences, from medium-density condominiums to sprawling ranch-style houses. Because of the large lots, many developers rebuilt with multi-unit dwellings where single homes once stood creating PUDs (planned urban development) that have many homes built upon larger lots. The city enacted a policy to curb that trend in the mid 2000s, stipulating that a home cannot be built on lots less than 6,000 square feet in size.
Location
The official location for Costa Mesa real estate is the area that borders the general area to the south and east of the 55 Freeway to the top of Newport Beach.
Businesses and Convenience of Eastside Costa Mesa
Right smack dab in the middle of Eastside Costa Mesa is 17th Street, which has some of the best local shopping that the local area has to offer. Shops like Nothing Bundt Cakes, Fleur De Lys, Plums Cafe, and many others. Of course right next door is Hoag Hospital (officially in NB, but a stone’s throw away), Christopher Michael’s Chocolates, and one of my favorite ridiculously good restaurants called Eat Chow.
Parks
The Eastside has plenty of good parks, including the Harper Park which was named after one of the city’s founding fathers. Costa Mesa was originally called Harper, so I guess they had to name a park after the guy
. Tustin park is a very nice park, and of course the crown jewel on this side of town are the Back Bay hiking and jogging trails. Officially, this area is called the Upper Newport Bay Nature Preserve, and it is more than worth a Saturday morning adventure to walk through that beautiful area above the back bay.
