Costa Mesa Needs Our Westside Redeveloped

If you have been around Costa Mesa real estate for a while, you know what a funny geographical mix of housing/rental properties/commercial properties we have.

Looking at a map, as an ordinary person outside of the area would do, you would assume the most desirable land to be that which is directly adjacent to Newport Beach. That makes sense, right? Closer to the water, closer to the beach, closer proximity to the higher valued residential land that Newport has. Right.

Look at the map though:

What you will notice is that the land left of that “A” marker, west of Newport Blvd and South of Fairview Park is mostly industrial use land currently.

It’s a shame, really. The City of Costa Mesa had formed a plan to redevelop that area of town, which mostly falls into Westside Costa Mesa.

The redevelopment plan was approved back before the residential run-up in 2005, at a time when everyone was feeling good about Costa Mesa.

We have a whole new city council and the government now, but I caught this interesting infographic the other day and thought this is exactly what this part of Costa Mesa real estate needs. We need that far side of Costa Mesa to become much more live/work oriented and do away with all of the light industrial that exists there now. I know lots of the Newport residents who own those industrial lots would be opposed to giving up their land, but the city really needs this new vibrancy. The fact that the city allowed this building back in the 1950s is now clearly a mistake.

Our real estate is too precious, and too small to waste on industrial buildings with such close proximity to Newport Beach. Hopefully, some of our new candidates to be elected will look at this matter and do what this city needs.
