The Lower Bird Streets Neighborhood is located in the Mesa Verde tract, in the absolute bottom/Southwest left corner of Mesa Verde when you look at it on a map. It is comprised of only 325 homes and is bordered by Adams Avenue to the North, Placentia Avenue to the East, Fairview Park to the South, and the Santa Ana River Trail creates the last border to the West.
Tern Circle is the only street that is by itself in this group of homes; it sits above the rest of the neighborhood looking down the hill into the neighborhood an into Huntington Beach. The remainder of the streets are accessed by one entry point on Albatross Drive which runs all the way to the back of the track on Swan Drive.
Swan Drive residents who border the park have pretty views of Fairview Park and it’s riparian habitat for birds water fowl, and best of all, they have no neighbors behind them. Residents on the side of Sandpiper Drive also have no residents behind them – they border the Santa Ana River Trail, which the Army Corps of Engineers redid years ago so that the flood waters and rain runoff goes straight to the ocean and not into the neighborhood. Lower Bird Streets Residents can walk to and take advantage of Fairview Parks’ hiking, biking, and nature trails, which stretch for miles.
Lately the neighborhood hosts a large July 4th parade that runs through this neighborhood and crosses Adams avenue and runs through the Balearic neighborhood as well. Local residents also have the benefit of jumping right on the bike trail next to the Santa Ana River Trail which takes just a quick 3 mile ride down to the beach, bringing them to the beach between Huntington and Newport Beaches.
The homes are mostly two story models here in the Lower Bird Streets, but there are a couple of single story models as well. The smallest single story model is 4 bedrooms of about 1800 square feet, and the largest floor plan is 5 bedrooms and 3 bathrooms of about 2800 square feet. Residents have of course modified lots of these homes as they were built between 1966-1967.
