At this point to my knowledge, I have not seen opportunities in Costa Mesa for the end of the lease on a leased land property to shift over and become fee simple.  Obviously, that is the biggest consideration when a buyer is looking into one of these types of properties on leased land.</description>

		<description>I&#039;m an agent representing properties on Bear Street.  Just wanted to clarify the options at the end of the lease period.  I would suggest that a potential buyer request their agent to provide a copy of the land lease.  They may find that there are various exercisable options as the end of the lease term.  I would also suggest a potential buyer have his/her agent contact the Board of Directors for the HOA.  In many cases, the HOA has offered or plans to offer to buy out the lease prior to the end of the term.
