2015 Costa Mesa Year End Records

Colin Delaney December 29, 2015

2015 was a super fast paced, “can you believe what that house just sold for??,” kind of year. Now it’s time to look back at the 2015 Costa Mesa year end records for real estate. There were certainly some big numbers on the board; it also seemed like a year when builders broke out the westside of Costa Mesa into a hot new market, and little places (on paper) were worth a lot more than some people thought. Without further ado, here are the numbers:

2015 Costa Mesa Year End Records

The home at 365 Broadway on the Eastside sold for more than $1,957,000 this year as the highest sale in Costa Mesa 2015.

Highest Sale: 365 Broadway (Eastside) – $1,957,250. This was a traditional home on one of Eastside Costa Mesa’s best streets and best blocks.

Lowest Sale: 805 Towne Street (westside) – $400,000 – on the corner of Placentia and Towne in the westside of Costa Mesa, this home sold far beneath what many 2 bedroom condos sold for around town.

Highest price per square foot: an 868 square foot home at 393 Ramona Way on the eastside sold for a remarkable $1,267.28 per square foot in July this year.

Lowest price per square foot: The home at 1141 Danielle Drive sold this year in the South Coast Metro area for the year low of $227.81 per square foot.

The home at 1283 Westreef was the highest sale in Westside Costa Mesa in 2015

Highest single Family home sale (by area): The previously mentioned home at 365 Broadway on the eastside hit the mark at $1,957,250 this year. High sales of homes in the other areas of Costa Mesa: 1843 Jamaica (Mesa Verde) at $1,950,000, new construction at 1283 Westreef of $1,193,599 hit the high mark in the Westside Costa Mesa area, the sale at 1119 Sunflower was the high in South Coast Metro at $1,000,000 even, and the sale of 369 Ralcam Place of $908,333 hit the high for Central Costa Mesa.

Highest Condo Sale (by area): Mesa Verde: 1614 Iowa #A at $385,000; Westside Costa Mesa – 129 Tribeca at $881,970; South Coast Metro’s 3047 Paragon @ $816,601; Central Costa Mesa: 401 Bernard St #406 @ $675,000; and Eastside Costa Mesa’s 182 E 19th Street @ $915,000.

Largest home sold: 1843 Jamaica Road (Mesa Verde) sold this year with approximately 6272 (!) square feet. I think I could fit a few families in that house.

Smallest home sold: 2156 Myran Drive sold this year, and only had an assessor’s estimated 374 square feet (!). Not a place your want to go for a dinner party with a family of four, huh? It sold for $485,000.

Largest condo sold: the high sale at 182 E 19th Street was also the largest at 2110 square feet.

Smallest condo sold: The one bedroom condo at 401 Brighton Springs hit the smallest mark at only 768 square feet and was the least expensive sale in the city in 2015 for $179,000.

Largest land sold: A lot of 43,560 square feet sold for a deal of $485,000 at 2156 Myran Drive.

Smallest land sold: A lot on Esther Street of approximately 7840 square feet sold for $780,000.

It was a remarkable year, clearly. What’s next for 2016? Will we see an Eastside Costa Mesa house sell for more than $2,000,000 as Newport Beach does? Will we see more Westside development? Will we see more of a continued market upswing?

Check back on New Year’s Day for my 2016 predictions!!

In the meantime, I hope you all have a safe and Happy New Year!
